The project is located in Bariloche, on Bustillo Avenue km 5600, one of the main corridors of the city and an axis in the process of transformation. In this area, isolated houses are beginning to be replaced by larger scale buildings, giving rise to a new urban front that will define the future character of the avenue.

The terrain has a steep downward slope towards the Nahuel Huapi Lake, which enables open views. This topographic condition, in addition to the regulations that allow the development of up to four terraced levels, allows a building that accompanies the natural relief while establishing a clear presence on the avenue.

The project seeks to generate a contrast between the natural and the artificial, with a building with a strong presence but that allows to enhance and highlight the natural character of the present environment. At the same time, the building is designed to anticipate the consolidation of a future urban front, so that in the present it dialogues with the natural environment and in the future it will be integrated with new high-rise buildings.

White sheet metal was used on the exterior because of its low maintenance and its ability to generate a clear cutout against the landscape.

The topography of the lot allows the access to be resolved in two ways: one from the avenue, directly to the front units, and the other from the back of the lot, connecting directly to the units on the upper levels. This resource simplifies interior circulation, reducing common spaces and eliminating the need for elevators, resolving the routes by means of short flights of stairs.

The units are organized mostly as walk-through apartments, opening onto the lake and the forest at the back. The units were designed to have their own expansions that reinforce the experience of connecting with the landscape: terraces facing the lake on the upper levels and gardens sloping towards the sides on the first floors.

B612 is certified EDGE (Excellence in Design for Greater Efficiencies), an international standard of the International Finance Corporation (IFC). This certification recognizes projects that achieve efficient environmental performance by saving energy, water, and reducing the material footprint, promoting more sustainable construction and lower operating costs for building users.

The building combines a strong urban presence with a sensitivity to the natural landscape. Today, its contrast enhances the character of its surroundings; tomorrow, its integration will consolidate Bariloche's new urban front without losing its own identity.
